Two projects that are unlikely to pay off at resale are swimming pools and excessive landscaping. Reducing bedrooms to less than 3 can potentially lower the value of your home.

Bare Basics that really help:
Repair anything chipped, leaking or broken. (especially chipped or peeling paint, and broken light fixtures)
2. Fresh coat of paint in neutral colors, especially in the entry .
3. Reduce clutter where ever you can, put as much as you can away and out of sight. Prospective buyers have a harder time imagining their stuff in the home when there is too much of yours.
4. Replace out dated lighting fixtures, bathroom fixtures.
5. Curb appeal is very important for first impressions. Add colorful flowers, make sure the yard is free of toys or tools, lawn trimmed and cut. Excessive landscaping can scare potential buyers but some greenery to frame the entry is always welcoming. Clear and sweep all walkways.
6. Remove as much as you can from kitchen counters. If kitchen renos are out of the question, new paint, new backsplash or light fixtures can really help.
